One of my top tips in keeping a tenant happy in an investment property is to let them do things to make it their home. So let them put pictures up on the wall, let them pour a concrete slab to put their wheelie bins on. One of my tenants wanted to put a garden shed and a concrete slab for the wheelie bins, they’re very much into their garden, so I said yep, absolutely no problems. Go for your life.

The other thing I let my tenants do is have a pet. The majority, quite a large percentage of people in Australia have animals so if you’re looking to attract a good tenant, who going to stay long term, let them have a pet. You can write a clause into the contract for any issues with carpet and whatever, so you’ll find that tenants with pets will stay longer because it’s quite difficult to find another property for them to move to, so let them have a pet.
