What are my rights, as a Landlord, if I receive a tenancy application with a pet?
When it comes to leasing a property you own, knowing the landlord rights about allowing or refusing pets can play a huge factor in the level of enquiry your property will receive.
In Queensland, a landlord has the right to accept or refuse pets at their property. However, if you own a unit or townhouse, many body corporate guidelines permit a small pet (up to 10kgs). If you own a house with a yard, it is recommended to consider allowing pets. Many of the tenants looking for houses are families or young couples specifically looking for a house because they need a yard for their pet.
Alice Hagen, Calibre Real Estate’s Principal bought her first property together with Top Calibre Sales Agent and now husband Justin Hagen when she was 24 years old. It’s fair to say that Alice and Justin well and truly
have their finger on the pulse when it comes to all things real estate, particularly in South East Queensland.
“I would say over half of the houses we currently manage have pets. With so many tenants on the market who have pets, refusing to allow pets at a property could drastically decrease the amount of enquiry your property receives.”
“Always remember that the lease agreement will contain protections against any damage caused by pets and by allowing pets. What’s more you’ll have a much better chance of renting your property faster and achieving maximum rental return available at that time.”
If the property is a house with suitable fencing, it is recommended that special consideration be given to allow a pet at the property, as this type of property may attract people with pets therefore broaden a landlords’ options in the market place.
