- Always Trust Your Gut
If I had a dollar for every time I’ve been told to make decisions with my head and not my heart my champagne habit would be fully funded. It’s taken me years and many mistakes to hone my gut instinct, my inner voice, my intuition. Often we are not consciously aware of it, intuition relies on our brain’s ability to instantaneously evaluate internal and external cues, making a decision based on pure instinct. We regularly have difficulty explaining why we’ve made that decision but we just knew that was the right decision, as if a voice was telling us to do so.
There are many ‘experts’ out there, parading their wares, particularly in the property industry. Be wary… there are wolves in sheep’s clothing everywhere you go and you must only work with those you trust. Ask friends for a referral to an ‘expert’, ask the ‘expert’ good questions, do your own research and use someone who is on the property journey themselves. You’d be surprised how many real estate agents don’t actually own property.
2. Think About Your Future Strategy
Like most of us, if you’re wanting to create financial security which will allow you choices in life then you must have a strategy around your property purchase. Often people don’t think about this but it’s very important. How long will you own the property, how much deposit should you put in, where should you buy the property, how old is the property, how much maintenance will need to be done etc.
If you’re thinking you might like to create some wealth for yourself all these things are very important because if you don’t get the first property ‘right’ it’s very hard to piggy-back of it to purchase your next one and set yourself up financially.

3. Work With Someone Who Has Your Best Interests At Heart
I work with many ladies who are fearful of taking the steps required to set up their financial futures in a way which they are comfortable with and where they feel supported. In 1993 I was 18 years old and purchased my first investment property (and a few more since then).
I had to overcome many obstacles along the way including challenging financial times, redundancy from my job, going through a settlement with an ex and sometimes even my own mindset.
The one thing I’ve relied on heavily during these times are my wealth mentors and coaches – people who have my best interests at heart who I seek advice from, run the numbers with, strategise scenarios with and just be able to pick up the phone when I need some reassurance and encouragement – a reminder that I was making the right decision.
