So, the property here, just over my shoulder, is one of my first investment properties. I did a live video a couple of years ago explaining that I always attend my annual inspections with my property manager. Now, there’s three reasons why I do that.
Reason one. Because I get to make sure that my property manager is doing their job. I pay money for a service, I wanna make sure that that’s been provided. I also want to make sure that the tenant is happy with the property manager.
Reason two. I want to continue building my relationship with my tenant. The more they know me, the more likely it’s going to be that they pay their rent.
Number three. I bring out a gift for my tenant to thank them for looking after my investment property so well. I do a nice handwritten card and I buy them something that is special to them. So, this lady is into her gardening, so I bring a nice potted plant and $50 Bunnings voucher, as an example. Today I bought her chocolates and a Coles gift voucher.
So, they’re my top three tips on how to keep a happy tenant.
