While many in the industry may advise against it, I’ve been personally connecting with my tenants for many years – and it’s something I genuinely value. This simple act of appreciation never fails to bring a smile to their faces and helps them feel cared for.  

In return, I’m rewarded with reliable rent payments, tenants who look after my properties as if they were their own, and long-term, positive relationships. 

Each year, I visit all of my investment properties alongside my property manager. It’s an important opportunity to inspect the property, connect personally with my tenants, and ensure everything is as it should be.  

Beforehand, I’ll stop to pick up a small gift – often a potted plant and a gift voucher – along with a handwritten card thanking them for taking such good care of my investment.  

The plant usually finds a home by the kitchen sink, and I’m often greeted with home-baked treats and a cup of tea as we chat. 

Before each visit, I review notes I’ve kept over the years about each tenant – little personal details that matter.  

For example, one tenant’s grandson had just started soccer last year, so during my next visit, I’d make sure to ask how “little Johnny” and his team were going. These thoughtful touches build genuine rapport and show tenants that I see them as people, not just occupants. 

These visits are also an ideal opportunity to personally view each property, rather than relying solely on my property manager’s reports.  

I walk through with the tenant, asking if there’s anything that needs repair or improvement, or anything they’re unhappy with. This encourages open communication and allows them to feel heard. 

It also provides valuable insights – not only into the property’s condition but also into how effectively the property manager is performing. 

This hands-on approach helps tenants feel appreciated and respected, ensures my properties are well maintained, and keeps everyone – including the property manager – accountable.  

It’s a simple yet powerful habit that strengthens relationships, preserves asset value, and contributes to a stress-free, successful investment experience.
